How is this calculated?

This calculator uses the standard loan amortization formula: M = P × r × (1 + r)^n / ((1 + r)^n − 1), where M is the monthly payment, P is the loan principal, r is the monthly interest rate (your annual rate divided by 12), and n is the total number of monthly payments (loan term in years × 12). Each month, part of your payment covers interest on the remaining balance and the rest reduces the principal — early payments are interest-heavy, and later payments are increasingly principal-heavy. That shifting split is what the amortization summary above shows year by year.
